Bringing in project management separately from construction only works if the person running it is genuinely independent and genuinely accountable — not just another layer of reporting. We run project management the way we'd want it run on our own projects: one director as the single point of contact for program, cost and risk, transparent reporting at every milestone rather than only when something's gone wrong, and procurement managed to protect the client's budget and timeline rather than whoever's margin benefits most. That's easier for us to guarantee because it's how we operate as a design and construct business day to day — accountable leadership and transparent cost control aren't a service we bolt on for project management clients, they're how AFA has run every project since 1994. Whether we're managing our own construction delivery or overseeing external contractors on your behalf, the standard doesn't change: you should always know exactly where program and budget stand, without having to ask. We're equally comfortable managing a project where AFA isn't the builder, holding external contractors to the same standard of reporting and accountability we'd apply to our own work — independence that matters to clients who want genuine oversight, not a project manager quietly protecting a related construction arm's interests.
