Multi-residential work sits under a different compliance regime to a standalone house, and it shows the moment a builder without Class 2 experience gets it wrong — fire separation, common property boundaries, BCA Class 2 provisions that a residential-only contractor simply hasn't dealt with before. AFA holds Class 2 Building Practitioner registration directly, which means the compliance knowledge sits inside our own team rather than being outsourced to a consultant we're hoping got it right. Across a multi-unit project, the real risk is inconsistency — unit four finished beautifully, unit nine rushed because the program slipped. We run a structured inspection process unit by unit specifically to prevent that drift, so quality doesn't depend on which week of the program a given unit was built in. We also prepare handover documentation with strata and certifiers in mind from the start, not as a scramble at the end, because a multi-residential project isn't finished until every owner can actually move in and every common area is compliant and signed off. We also coordinate directly with certifiers and fire safety consultants throughout construction rather than only at the final inspection, so issues that would otherwise surface at the worst possible moment — right before settlement — are caught and resolved while there's still time in the program to fix them properly.
