LAND SUBDIVISION

Subdivision projects live or die on coordination — council, utility providers, surveyors and engineers all need to move in roughly the right order, and a delay with any one of them can hold up titling for the whole site. We run civil works with staged titling in mind from the start, so lots can be released and sold as they're ready rather than the entire subdivision waiting on the last piece of infrastructure. One project lead coordinates directly with council, utility providers and surveyors rather than leaving the client to chase each party separately, and engineering compliance is managed continuously from DA through to final plan registration rather than treated as a single sign-off event. For developers, the practical value of that coordination is straightforward: fewer stalled weeks waiting on a response from one authority while everything else sits idle. We also manage the less visible parts of a subdivision — Section 88B instrument preparation, easement documentation, and environmental or flora and fauna conditions that often sit attached to a development consent. Missing one of these late in the process is what usually causes titling delays, so we track them from the earliest design stage rather than leaving them for the final push toward registration.

What we do differently

We plan civil works around staged titling so lots can be released and sold as they're ready, not held up waiting on the last piece of infrastructure. One project lead coordinates directly with council, utility providers and surveyors, and engineering compliance is managed continuously through to plan registration.

Why trust AFA

AFA has delivered civil infrastructure works across multiple NSW sites, backed by ISO 14001 environmental management systems and NSW government prequalification. Family-run accountability since 1994 means one director stays across the full subdivision process, not a different contact for each stage.
